Kirkland sits on the eastern shore of Lake Washington, across the water from Seattle, and its 92,175 residents (per the 2020 census) share a city where lots are tight, sloped, wooded, or close to the water. Each parcel asks its own questions before a foundation can go in. New Day Construction is a registered, insured custom home builder with an office on 116th Pl NE, and we plan and build from the first lot walk to move-in. Call (425) 584-2936 or request a free estimate and we will start with your parcel.
A new house starts with a lot and a clear picture of how your family lives. We have been building across King and Snohomish counties for more than two decades, with offices in Bellevue, Kirkland, Lake Stevens, and Mukilteo, and those decades of experience shape how we read a parcel. We specialize in ground-up houses on tricky sites, a good match for the Kirkland community, and high-end projects get the same care as a modest house for a growing family. Design and construction run through one construction team, so the person who hears your wish list is the person who prices it. Our office on 116th Pl NE keeps us close to your lot, and that proximity means a quick site visit when a question comes up mid-build.
A house is personal, and a good one is shaped around the people inside it. The layout follows the way your household lives day to day, and the architectural style answers to the street and to your taste. A Kirkland home often has to answer to a slope or a view as well as a street, and a waterfront or sloped lot raises the stakes. Many owners arrive with an architect already on board, and we work with architects and designers either way. Design decisions made early cost little, while the same change after framing costs real money, so we walk the plans with the crew before they are final. We pay attention to every detail, down to where the afternoon light lands in the kitchen. A new home is one of the largest investments most families make. It should feel like a retreat the day you move in and keep that feeling through every season.
Four things matter most when you hire a builder, and this is how we handle each.
That openness about who does what is where trust starts.
The process runs in four stages, and each one ends with something in writing.
Before the home is built, the lot has to prove itself. Plan on about 6 to 9 months of pre-construction and permitting before anyone breaks ground (our recent projects, October 2026). That window covers environmental studies, a survey, wet conditions, slopes, setbacks, and the question of where the house can sit. Utilities count too, which means a sewer connection in the city or septic feasibility and perc testing outside it. An HOA adds approval time if your lot has one.
The city takes new single-family applications through MyBuildingPermit.com, and its process page lists review by Planning & Building, Public Works, and Fire. That review is thorough, so expect a round of corrections. An optional pre-submittal conference lets you test the idea before you pay for drawings. The checklist asks for a site plan, a stamped survey, and a tree retention plan. It also asks for a geotechnical report when the soil is soft or the work sits on or within 25 feet of a regulated slope. We prepare these submittals and book each inspection.
A homeowner who hands over a lot is trusting their numbers for a year or more. Check any firm's registration through Washington L&I, then ask for the warranty terms in writing, ours included, and ask what customer care looks like after the keys change hands. Ask also how the bid behaves when something turns up under the soil. A low first number means little if it cannot hold. A team that sets out to exceed expectations should be able to show you how, on paper, before you sign.
Builders sort into seven groups, and the right one depends on how much control you want.
| Builder type | What you get | Best fit |
|---|---|---|
| Custom (design and build) | One team from architectural design to construction | Owners who want a say from floor plan to countertops |
| Semi-custom | Pre-designed plans with changes | Less time and cost, some control |
| Tract or production | Many similar homes at volume | Affordability and speed, limited choice |
| Speculative | Homes built before a buyer exists | A faster move-in |
| Luxury | High-end finishes, premium suppliers | Top-tier detail and materials |
| Green | Energy-efficient, sustainable methods | A smaller environmental footprint |
| Small-scale | Compact, well-planned homes | Minimalist living |
We work in the first and fifth rows. A semi-custom or spec house can be a cost-effective choice if you can live with someone else's floor plan, and a desirable lot sometimes justifies that trade.

Polaris Construction's 2026 update puts straightforward Eastside custom homes at about $400 to $600 per sq. ft., higher-end ones at $600 to $900, and complex builds at $900 to $1,200 or more, all excluding land (as of October 2026). On 3,500 sq. ft., the middle tier works out to roughly $2.1 million to $3.15 million. We price your lot after a walk-through, since new builds get fresh bids from our subcontractors before the final number.
The best one is the lot that passes its checks. The city's neighborhoods include Houghton, Juanita, Moss Bay, Finn Hill, Kingsgate, Totem Lake, Rose Hill, and Bridle Trails, and each mixes lake frontage, slopes, and trees differently. Before you fall for one, check the zone, any regulated slope, and the tree rules.
Look up the registration, ask who manages the site every day, and ask which homes they have finished near you. Compare how each firm explains its budget, its subcontractors, and what happens if a hidden condition shows up. The lowest bid wins only if it can be held.
Pre-construction and permitting have run about 6 to 9 months on our projects as of October 2026, and permit review alone has ranged from about six weeks to three months depending on the city. We set the construction schedule once the design and permit set are final.
Buying land before anyone checks slopes, wet conditions, setbacks, and utilities tops the list. Others are skipping the HOA, ignoring the tree retention plan, and choosing the lowest number alone. Each one turns into change orders later.
No, but have the lot checked before you buy it. We can walk a parcel with you and look at what the lot allows first. If you already own a house on the lot, we can talk through whether a remodel or a teardown makes more sense.
